Prices

What Penthouses Cost in Edmonton

There is no official penthouse price index, and the luxury condo market is small. These are the publicly reported markers:

  • The Pearl, 2023: the top-floor penthouse, about 2,430 sq ft with a 1,500 sq ft terrace, sold for $3.0 million after 226 days on the market, $450,000 under its asking price (Globe and Mail).
  • The Legends, 2021: a 51st-floor penthouse of about 3,974 sq ft was listed at about $4.7 million (CTV News).
  • Illuminada II, 2021: a full-floor penthouse was listed at $2.395 million (CTV News).
  • The Ultima, 2017: a two-level penthouse was listed at $3.13 million (Global News).
  • The Clifton, 2026: pre-construction suites are priced from about $2.7 million to nearly $9.5 million (Global News, Edmonton Journal).

Sale prices can sit well above or below the City's assessment. The Pearl's penthouse sold for about 40% more than its assessed value, so treat assessments as a rough guide only.

Fees & Terraces

Penthouse Condo Fees, Unit Factors and Terraces

  • Unit factors: in Alberta, condo fees and special levies are normally shared by unit factor, and every building's unit factors add up to 10,000. A large penthouse usually carries a large unit factor, so it pays a bigger share of the budget and of any special assessment. The Globe and Mail reported fees of $2,133 a month for The Pearl's top-floor penthouse.
  • Terraces: a terrace can be part of your unit, or common property the corporation has given you exclusive use of. In the second case, the Condominium Property Act lets the corporation make you responsible for maintaining and repairing it. The condo plan and bylaws say which.
  • The deductible: since 2020, a corporation can charge an owner up to $50,000 of its insurance deductible when damage starts in that owner's unit or exclusive-use area, regardless of fault. A leaking terrace or hot tub above other suites is exactly that risk.

Ask before you buy

  • What is the unit factor, and what share of the last special levy did this suite pay?
  • Is the terrace part of the unit or exclusive-use common property, and who repairs it?
  • When were the roof membrane and rooftop mechanical last replaced, and what does the reserve fund study plan?

What to check before you buy a penthouse

  • The roof: penthouses sit directly under the roof membrane and rooftop mechanical equipment. Check the reserve fund study, which Alberta requires to look at least 30 years ahead, for their age and replacement plans.
  • Noise and vibration: visit when rooftop equipment is running and listen for fans, chillers and elevator machinery.
  • Elevators: confirm how many elevators serve the top floors and whether a suite has private or keyed access.
  • Insurance: match your own policy to the corporation's deductible and cover the terrace, hot tub and any custom finishes.
  • Resale: fewer buyers shop above $1 million, so penthouses can take months to sell. Look at how long recent sales in the building took.

FAQ

Edmonton Penthouse Questions

How much does a penthouse cost in Edmonton?
There is no official penthouse price index. City of Edmonton 2026 assessments of penthouse suites range from about $0.5 million for rooftop lofts to $1–2.5 million in towers such as The Pearl, Symphony Tower and The Ultima, and $3–6 million at the top of The Legends and One River Park. Sale prices can differ from assessments: the Globe and Mail reported that The Pearl's top-floor penthouse sold for $3.0 million in 2023, well above its assessed value.
Which Edmonton condos have two-storey penthouses?
The Pearl on Jasper Avenue has two-level penthouses on floors 34 and 35 (CBC News), and The Ultima downtown has two-level penthouses on floors 31 and 32 (Global News, SkyriseCities).
Why are penthouse condo fees higher?
In Alberta, condo fees and special levies are normally shared by unit factor, and all the unit factors in a building add up to 10,000. Larger units usually carry larger unit factors, so a penthouse pays a bigger share of the building's budget, and of any special assessment, and some owner votes are weighted by unit factor too.
Who maintains a penthouse terrace?
It depends on the condo plan and bylaws. A terrace can be part of the unit, or common property the corporation has given the owner exclusive use of. In the second case, Alberta's Condominium Property Act lets the corporation make the owner responsible for maintaining and repairing it.
What happens if water from my penthouse damages the suites below?
Since 2020, an Alberta condo corporation can charge an owner up to $50,000 of its insurance deductible when damage starts in that owner's unit or exclusive-use area, whether or not the owner was at fault. Construction defects and normal wear are excluded, so make sure your own policy covers the deductible.
Do penthouses sell quickly in Edmonton?
Not always. The luxury condo market is small: the Globe and Mail reported that The Pearl's top-floor penthouse took 226 days to sell in 2023, and that condos are rarely among Edmonton's roughly ten sales over $1 million a month. Only about 175 condo units in the city are assessed at $1 million or more.
Are new penthouses being built in Edmonton?
Yes. The Clifton, an 18-suite building above the river valley near High Street, is under construction with completion targeted for March 2028, according to Global News and the Edmonton Journal.
