What to watch for in Sherwood Park

  • Car dependence outside Centre in the Park: point Walk Scores drop from 78 there to 52–54 in the urban villages and 36 in Summerwood.
  • Weekday-focused transit: commuter buses run mainly at peak times, and there is no LRT. Check routes for your schedule.
  • A thin condo market: only 13 apartment sales in September 2026, so monthly averages swing; compare recent sales in the specific building.
  • Refinery Row (Strathcona and Edmonton refineries) sits west of Anthony Henday, and Alberta's Industrial Heartland lies to the northeast — check distance and prevailing wind for a specific building.
  • New supply coming: projects such as the proposed 248-unit building at Sherwood Park Mall could add competition for resale apartments.
