LRT & Transit

Valley Line Southeast and Southeast Transit

The Valley Line Southeast opened on November 4, 2023, running about 13 km from Mill Woods to Downtown. Three stops serve Mill Woods directly (Mill Woods, Grey Nuns and Millbourne/Woodvale), and Davies Station, just north of Whitemud Drive, is elevated with a 1,300-stall park and ride. ETS schedules show about 30 minutes from the Mill Woods stop to 102 Street Downtown, with trains every 10 minutes on weekday middays.

The line ends at Mill Woods Town Centre, beside the Mill Woods Transit Centre that opened in 2021. The Meadows is served by buses from the Meadows Transit Centre, including express route 500X to MacEwan, and Summerside, Ellerslie, The Orchards, Walker and Charlesworth by routes 518, 519 and 521 to Mill Woods and to Century Park on the Capital Line.

What to watch for in Southeast Edmonton

  • Older Mill Woods stock: about two-thirds of Mill Woods condo units were built before 1990, and 93% in west and south Mill Woods. Review the reserve fund study and any planned roof, window, siding or envelope work.
  • Car dependence south of the Henday and in The Meadows: sample condo addresses in Summerside, The Orchards, The Meadows and east Mill Woods score 18 to 43 on Walk Score, and the LRT ends at Mill Woods Town Centre.
  • Basement and stormwater flooding: parts of Mill Woods are in a stormwater upgrade program, with new dry ponds and sewer work funded through 2028. Ask about past water claims and the building's insurance deductible.
  • Lake and residents' association fees: Summerside's lake is for members of its residents' association. Check what the fee is and whether it is separate from the condo fee.
  • Townhouse complexes: much of the southeast's condo stock is townhouses. Check whether the plan is conventional or bare land and who pays for roofs, siding and driveways; our Edmonton townhouse guide explains the difference.
  • Ongoing development: Mill Woods Town Centre is slated for redevelopment, and new neighbourhoods are still being built in The Meadows and south of the Henday, so expect construction and new supply nearby.
