Buying a downtown condo: what to check
- Event nights: streets around Rogers Place close for big events, for example 104 Avenue from the third period until an hour after Oilers home playoff games. Check which way a suite faces and how you'd get in and out.
- The pedway: about 13 km of pedway links more than 40 downtown buildings and LRT stations, but much of it is privately owned and each building sets its own hours.
- Parking: a stall may be titled or an exclusive-use area of common property, and some suites have none. Get it in writing.
- Short-term rentals: a City of Edmonton short-term rental licence is required for each unit, and many condo bylaws ban short-term rentals outright.
- Older towers: about 37% of downtown condo units are in buildings from before 2000. Review the reserve fund study, which Alberta requires at least every five years, and any planned window, elevator or parkade work.
